Future-Proofing Your New Build: A Guide to Electrical Planning

The electrical decisions you make during a new build will define what your home can do for the next 30-50 years. Most builders will meet the minimum spec, enough power points, standard downlights, a basic switchboard. But a bit more thought at frame stage can mean the difference between a home that feels dated in five years and one that stays current for decades.
Here’s what we advise clients to think through before the walls go up.
1. Run more data cable than you think you need
Wi-Fi has improved dramatically, but a wired connection will always be faster and more reliable. At minimum, run data cable to every bedroom, the living area, and wherever you’d put a TV. Cat6A (not Cat6) is worth the small premium for future-proofing. Once the walls are sealed, retrofitting cabling is expensive and disruptive. 2. Oversize your switchboard
Standard builds get a 12-way switchboard. Ask for a 24-way. The cost difference is minimal at construction stage, but adding circuits later requires cutting into walls and ceilings. You’ll want those spare circuits when you add an EV charger, a split system, a home battery or an outdoor kitchen. This is standard practice on every electrical fit-out we plan.
3. Lighting circuits by zone, not by room
Standard practice is one circuit per room. Better practice is separate circuits for ambient lighting, task lighting and any feature lighting, even within a single room. This gives you far more flexibility with scene control and automation later, without any additional wiring cost at construction.
4. Plan for EV charging now
Even if you don’t own an EV today, run a 32-amp circuit to the garage while the walls are open. This is a $200-300 addition during construction. Retrofitting it later costs $800-2,000+ depending on switchboard distance and wall construction.
5. Think about automation from the start
If there’s any chance you’ll want a smart home system in the next 10 years, have the conversation with your electrician before construction. KNX and other automation systems require specific wiring topologies. Getting this right at rough-in costs almost nothing. Getting it wrong means ripping out walls.
